Please note there is a separate vacant parcel behind the house, Hamilton County Parcel ID # 118E F 015, (outbuilding and chicken coop remain) also owned by the seller and this lot will convey at no extra cost and must be stated as such in a purchase offer. These two parcels are separated by an in-use alley that begins close to Brooks Memorial United Methodist Church. Please also note that the stated lot size, acreage, property tax figures, et cetera in this listing do not include the adjacent vacant lot. Also, please note the alley behind the house is one way, and the actual layout of the alley exit (as presently used) does not match the alley as shown on county GIS and/or tax maps or Google maps. The alley does not exit between the subject property and the adjacent lot to the right (if facing the house from the street) - contrary to the map, the alley continues BEHIND the adjacent lot next door and exits to Arkwright St on the OTHER side of the adjacent vacant lot. For perspective, the fence running on the right side of the subject property (again, when looking from the street) is presumed to be at or close to the property line (buyer to verify).
Historic Lupton City began when members of the Lupton and Frierson families created the Dixie Mercerizing Company and built a yarn spinning mill in 1919, followed by construction of ''company homes'' beginning in 1920 through circa 1935, as well as other amenities to complete a self-contained mill town. (post office, ball field, gymnasium, school, etc.). Dixie sold off the company-built bungalows for private ownership in the 1950s, and changed its name to Dixie Yarns in 1965. The mill ceased operations in 2009. The Lupton City post office closed in 2006 and zip code 37351 now enjoys mail delivered by a contract letter carrier on foot. The current letter carrier grew up in Lupton City; his father was the mill superintendant. Demolition of the mill itself was completed in 2021 and the former mill site is now in the process of becoming a city-owned green space. Nearby, the former Lupton City Golf Course is under development as an upscale residential subdivision called Riverton.
Lupton City is very conveniently located between North Chattanooga and Hixson, with easy and quick access to Hixson Pike, North Access Road, Highway 153, as well as DuPont Parkway to Amnicola Highway. Downtown Chattanooga is just a few miles away. Excellent dining at Side Track is approximately one mile away. Lupton City is very walkable and sidewalks abound. You will see an abundance of residents out for a stroll and walking their dogs. Rivermont Park (ball fields, tennis courts, playground, walking path, boat ramps, and the Champions Tennis Club) is just off Lupton Drive, and, for peace of mind, Chattanooga Fire Station #16 is literally around the corner.
